Lunaria’s Apartment, serving Barangay Sauyo with affordable housing since 2011, is currently facing operational challenges due to its reliance on manual processes. Tasks such as managing tenant information, processing apartment requests, scheduling maintenance, and addressing complaints are handled manually, often resulting in delays, miscommunication, and inefficiencies. The apartment management system was developed using the SDLC Waterfall model, which consists of seven phases: system planning, data analysis, system design, development, testing, implementation, and maintenance. Researchers conducted interviews with the client to identify existing challenges and design a system tailored to their needs. The system was developed using NetBeans with Java for the application and XAMPP to manage the server and database. The apartment management system enhances operational efficiency by enabling prompt responses to tenant requests and complaints. It offers a well-structured interface with essential features such as tenant information, a search function, and messaging support to assist administrators and staff in managing tasks effectively. Designed with ease of use in mind, the system provides a practical and accessible solution for both apartment owners and personnel. Lunaria’s Apartment continues to face challenges in handling tenant records, payments, complaints, and maintenance requests due to its dependence on manual processes. These traditional methods often result in delays, errors, and inefficiencies. To resolve these issues, the researchers developed an apartment management system designed to streamline operations and enhance overall efficiency. Although the system is still developing and lacks some advanced features, the researchers have implemented alternative solutions to improve its functionality and address current operational needs.
